Project Detail

Bob Moore Construction was the general contractor for Yard Art's 80,056 SF warehouse / office building in Coppell, Texas.

The building was constructed with tilt-up construction using two different heights of panels to create a decorative tiered effect. The building exterior is finished in white with dark grey accent areas around the entrances and light gray pilasters. The walls are embellished with a complex pattern of reveals.

The interior of the building is separated into two areas, separated with a demising wall.

The primary area includes 48,860 SF of new working space for Yard Art. This space includes a 4,040 office for administrative staff. The remaining 44,820 SF of space is dedicated to the warehouse. The warehouse features a 25’ clear space with freeze protection heater system and ESFR fire system, with illumination provided by ceiling lighting and skylights. Nine 9’ x 10’ docks provide access to the space for truck loading / unloading.

The remaining 26,726 SF of the building is set aside as unfinished space. This area has its own entrance to allow it to be leased to another tenant or accessed by Yard Art for future growth. It includes six 9’ x 10’ and one 12’ x 14’ docks.

As part of this construction project, Bob Moore Construction created paved space for three truck courts and 55 parking spaces.

The project was completed during the rainiest year in recorded Texas history. Further, the building was constructed in an extremely tight jobsite, surrounded by operating businesses in a fully developed industrial park. The combination of muddy conditions and limited working space required close coordination with the city, the project team and subcontractors to maintain safe working conditions while overlapping disciplines to overcome list time due to weather.

In spite of the limited construction space and losing more than 60 days to inclement weather, Bob Moore Construction was able to deliver the building safely and in time for Yard Art to assume their operations as planned.
