This space is located in a 120,000 SF distribution/office facility, built for property owner Mercantile Partners by Bob Moore Construction.

The Trane Company will use this location as a parts and shipping warehouse, with facilities for offices and on-site training. The Trane facility is beautifully finished in a modern design, which includes the Trane corporate color scheme. The warehouse area provides an interior fenced storage area as well as a four door loading dock. Between the office and warehouse areas is a large parts center.

"The facility is beautiful, everything we hoped it would be," said Terry Stevens, Vice President of Business Strategy for the Trane Company. "The customer training center is state-of-the-art, and that's important because we have a huge training program in Dallas/Fort Worth. Our new facility will work as a stand-alone center after hours, or a training area as part of our normal operations during the day. The Parts Center is laid out to be very customer-friendly and the finish-out is beautiful. We certainly believe the new location will help us grow our business in the future."

The interior finish-out construction started on December 29, 2003 and was completed on February 27, 2004. Bob Moore Construction worked with Hardy McCullah/MLM Architects on the shell structure and exterior modification, and Page Southerland Page on the interior finish-out, to complete this project on time for the Trane Company and Mercantile Partners. Cushman & Wakefield was Trane's representative and Bob Moore Construction worked closely with them on Trane requirements.

"With a critical move-in date for the Trane leased space, we chose Bob Moore Construction to handle the construction based upon their past record of successful projects with us," said Barbara Fife, Vice President-Development for Mercantile Partners. "During the past 15 years, Bob Moore Construction has completed 17 shell buildings and numerous large interior finish-out projects in Mercantile Center. They completed the Trane space in budget and on time, allowing Trane to move into their new home as planned. Bob Moore Construction believes in building it right the first time and establishes that same benchmark standard for their subcontractors. Their professionalism, expertise, ethics and team approach on a project makes the journey a more pleasant experience and helps ensure success for others associated with the job."

"We have an excellent, long-standing relationship with Mercantile Partners," said Phillip Bell, President of Bob Moore Construction, Inc. "We were pleased to have the opportunity to work with them once again on this project, particularly for a prestigious client like the Trane Company. The project schedule was aggressive, but we worked closely with Hardy McCullah/MLM Architects, Page Southerland Page, Cushman & Wakefield, and our subcontractors to get it completed in time for the Trane Company to move in when they needed to. Most importantly, we're excited with the finished product; we believe the suite will provide an excellent home for Trane for many years to come."

Bob Moore Construction currently has other projects totaling about 375,000SF currently under construction in Mercantile Center. Space is still available at the Mercantile Center; Brian Randolph of Mercantile Partners is handling the leasing for this property.
