Libbey Glass and First Industrial Realty Trust Debut Major New Distribution Center
646,000 SF Regional Warehouse and
Distribution Center Facility Opens in Shreveport, Louisiana for Libbey, Inc. and
First Industrial Realty Trust
ARLINGTON,
TEXAS - August 11, 2006 - Libbey, Inc. (NYSE: LBY) has manufactured quality
glassware for more than 100 years. An innovator in the glass industry, Libbey
developed the equipment to create the world's first machine-made stemware as well
as a heat-treated process for glassware used in hotels and restaurants. Recent
acquisitions of several glass manufacturers have made Libbey the world's second-largest
glassmaker, and the company now provides the world's largest selection of tabletop
products for foodservices and consumers.
With this growth has come the need for a new distribution center in Shreveport, Louisiana, completed in August 2006. The new building consolidates services previously provided by six smaller buildings. Once in operation, the facility will service the southeast and lower mid-western states, along with the company's export business south of the U.S. and into Europe.
"We needed a larger capacity facility, under one roof," said Don Pendergrass, Shreveport Logistics Manager for Libbey Glass. "Libbey is also implementing a new Warehouse Management System. The new system optimizes the shipping and receiving functions when it is used in one facility instead of six separate buildings. The combination of the two new resources allows Libbey's Shreveport Warehouse and Shipping operation to function much more effectively and efficiently in servicing our customers."
Bob Moore Construction was general contractor for the new distribution center and Hardy McCullah / MLM Architects was the architect. First Industrial Realty Trust was the developer.
The
new distribution center is 646,000 SF and is expandable to one million SF. It
features ESFR fire protection, an aluminum panel system and special flooring that
includes steel fibers. The building employs a single ply roof and 32' clear height.
Office space comprises 10,000 SF of the building; the rest of the facility houses
product racks and 59 shipping and receiving bays.
Libbey is pleased with how the building turned out, according to Pendergrass. “For those who have seen this new facility, the response has generally been the same: 'Wow!'” he said. “Libbey will be moving into a first class facility.”
"A major factor that led to this project's success was securing our materials early on," said Ed McGuire, Senior Vice President of Construction for Bob Moore Construction. "We locked in pricing and availability before post-Katrina New Orleans' rebuilding efforts created the shortages and inflated prices we're seeing now. For example, by the time we completed this building, copper had tripled in price from where it was at the start of the project. Good planning saved a tremendous amount of money for our clients. By nailing down our materials early we were able to stay in budget and complete the building ahead of schedule.
"This project was very exciting for us," McGuire added. "We took great pride in creating a building that will play an important part in the growth strategy for a renowned company like Libbey. Mike Devolder and Don Pendergrass from Libbey were a pleasure to work with. We have an excellent history with First Industrial as well. Stacy Langston, our superintendent on the Libbey project, also led our successful Tractor Supply project in Waco for First Industrial. We have always enjoyed our collaborations with First Industrial as opportunities to work with knowledgeable professionals like Bob Muir, who understand the building process very well."
