The Flooring Services complex is an exciting two-building campus located along SH 121 and Sam Rayburn Tollway in Lewisville, Texas.

Building A features 316,081 SF of space, crafted in a creative design that embraces a 20-foot change of elevation in the middle of the property. The front of the building features 113,731 SF of office and showroom space spread over two floors. A dramatic radiused turret entrance leads into the main lobby rotunda and two elevators connect the two stories.

The back wall of the office portion of building A is a 420′ x 20′ concrete structural retaining wall built into the hillside behind this portion of the building. Tilt-up panels stood on top of the retaining wall provide the south wall of the northern portion of this building, serving as home for 202,350 SF of distribution center.

The distribution center features a horseshoe design, with 58 loading docks built at four feet and two feet heights to accommodate semi-trailers and pick-up trucks as well. The warehouse includes a 29′ clear height, skylights, louvers, exhaust fans and an ESFR fire control system.

The exterior of Building A is constructed with tilt-up construction. The walls are finished with a dramatic blend of beveled accent lines, three different earth tones, stone cladding at the entrances and at the base of the front walls, and exposed red brick cladding above and below the second floor windows. The walls are capped with chamfered dark earth tone cornice detail. An arcade walkway with arched entries, accented with fabric awnings and ornamental iron work, surrounds the first floor of the office portion of this building. Two entrances feature a radiused turret design with stone cladding, two-tone paint, large decorative pillars and EIFS cornice at the top to provide a memorable entrance to visitors of the building.

Building B is a 105,004 SF speculative warehouse and distribution facility, set directly to the west of Building A. The distribution center features clerestory windows, with 17 loading docks built at four feet height to accommodate semi-trailers. The warehouse includes a 29′ clear height, skylights, louvres, exhaust fans and an ESFR fire control system. The exterior is finished to match the design standards of Building A, with patterns of stone, brick, accent lines and multiple shades of brown decorating the building. Building B features four radiused turret entrances matching the style of those on Building A.

Surrounding the new buildings are 463,692 SF of paved loading areas, truck lanes and parking. 17,200 SF of split-face CMU landscape retaining wall blocks provide a decorative, multi-leveled finish to the parking areas.

In addition, 17,357 square feet of lay down yard with concrete walls was created on the north edge of the property.
